Empty homes in Vollore-Ville

48 private homes have been empty for more than two years in Vollore-Ville, i.e. 8.6% of private housing. Behind each one, a situation that is stuck, and often a solution.

The figures

Empty for more than 2 years48

8.6% of private homes, compared with 3.5% in France and 6.4% in Puy-de-Dôme.

Empty private homes78

14% of private housing, all durations combined.

in the town, according to land registry files.

The number of homes empty for more than two years has fallen by 23% in six years (62 in 2019, 48 in 2025): homes are coming back onto the market, but the stock remains large.

Vollore-Ville ranks 77th of the 100 towns in Puy-de-Dôme listed here for the number of homes empty for more than two years.

The housing stock is old: 71% of homes date from before 1946. Roof, damp, wiring, insulation: refurbishment is expensive, and it is often what blocks a sale or a letting.

In a small town, every closed house counts: they are often inherited family homes whose owners live far away.

Why so many homes stay empty

A home that has been empty for more than two years is not for sale: otherwise it would have found a buyer. It is stuck. The causes are nearly always the same:

The options

Sell to a buyer who is looking

I work with buyers looking for these properties, including ones to renovate: private buyers, investors, property dealers. A valuation based on actual sales in the neighbourhood and the cost of works, then a sale with the MandaO method: buyers’ offers set the price. The method →

Sell by instalments or as a life annuity (viager)

For an elderly owner or heirs who want a regular income rather than a lump sum, or to spread the sale.

Let it again

With management handed to Ma Gestion Locative: finding the tenant, rents, check-in and check-out reports. The owner no longer has to deal with it.

What the owner risks: the vacant homes tax

An empty home can be taxed. Until 2026, two taxes exist side by side: the annual tax on vacant homes in towns with a tight housing market (from one year of vacancy), and the council tax on vacant homes elsewhere, if the town has opted for it (after two years). The 2026 finance act merges them: from the 2027 tax assessments, a single tax on vacant residential premises applies automatically in tight-market areas (17% of the rental value in the first year, 34% thereafter, and up to 30% then 60% if the town decides so), and outside tight-market areas in towns that introduce it (rate set freely, 50% at most, after two years of vacancy). A home put up for sale or rent at the market price without finding a taker is exempt.

Your purchase project

Interested in a property?

Before making an offer, you need to know what the property is worth here: actual recorded sales nearby, the effect of its energy rating (EPC), the cost of works, the planning rules for the plot. I go through this analysis with you, and an adviser from the network can visit it for you.

  • Asking price compared with nearby sales and the EPC
  • Cost of works based on local energy audits
  • Review of the local plan (PLU), easements and the plot's potential
  • Remote property search: viewing and checks by an adviser on the spot
  • After buying a rental property: finding a tenant, then management with Ma Gestion Locative
