The gaps by rating compare homes sold in the same area, of similar size. A G rating often goes with a property in poor overall condition: the gap measures “energy sieve to renovate versus finished home”, not the label alone. Costs are the auditors’ estimates before MaPrimeRénov’ and energy saving certificates.
Median price per m² of houses by EPC, sales from 2021 to 2025 matched with the certificate of the same home (same address, similar size), at least 8 sales in each rating (1,685 comparable towns). An F or G house is often also in poor overall condition: the gap measures “energy sieve to renovate versus finished house”. The gap is the starting margin of a renovation, before the cost of works and grants. National ranking, all towns analysed on the site.
