One point of contact for your whole search. We work with local agencies and with private sellers: we track every property for sale and ask agencies for those not yet online. No need to call every agency one by one. And if you wish, we contact the seller or the agency selling the property for you. We represent you: questions about the property, documents, viewing with the agency or by video, offer and negotiation, with neighbouring sales and the cost of works as arguments. Property sold by an agency: its fees are shared with us, you pay nothing extra. Property sold privately: our fee scale, only if you buy. Describe my project →

An empty home? There is a solution

In Melesse, 46 private homes have been empty for more than two years. Behind these figures there is often a situation that is stuck:

  • an inheritance: heirs who don't know what to do with the property, who disagree, or who live far away;
  • a separation or divorce: a jointly owned property to sell, with nobody willing to deal with it;
  • an elderly owner, or one who has moved into care, whose house stays shut;
  • a property needing too much work to be let or sold as it is.

I work with buyers looking for these properties, including ones to renovate: private buyers, investors, property dealers. I give you a valuation based on real sales in the neighbourhood and the cost of works, then a suitable solution: a sale to a buyer who is searching (MandaO method: buyers' offers set the price), a deferred-payment or viager sale, or letting it again with management handled by Ma Gestion Locative.

Offer my property to a buyer

What this means for a buyer

40% of homes date from 2006 or later: recent, better insulated supply that pushes prices up.

The town is in a high radon-potential zone: this is stated in the risk report given to the buyer, and good ventilation of ground-floor rooms is usually enough.

Vacant homes: LOVAC (DGFiP, Cerema, Ministry of Ecological Transition), private housing as of 1 January 2025. Figures rounded.

4 · Mortgage

Mortgage rates weigh on prices and sales

When rates rise, each monthly payment buys fewer square metres. Buyers become scarcer, sales fall and prices stop rising. Here is what European Central Bank figures and sales in Melesse show.

Latest figures · updated 17 October 2026
3-month Euribor2.628%as of 14 October 2026

20-year rate3.66%October 2026, bank average (PAP)

The ECB raised its three key rates by 0.25 point on 10 September 2026. Banks are passing it on: the average mortgage rate reached 3.40% in September (+0.09 point in one month) and 20-year rate sheets exceed 3.60% in October. Next ECB meeting on 29 October 2026.

5 · Financing

Other ways to finance: broker or deferred-payment sale

When banks lend at more than 3%, two levers help a buyer finance a property: making banks compete through a broker, or doing without a bank through a deferred-payment sale, where the seller provides the credit.

With a bank

Use a broker

A broker compares offers from many banks and negotiates the rate, borrower insurance and arrangement fees. I work with a Pretto broker (Finspot, ORIAS no. 17,000,916): fees of €1,890 + 0.3% of the amount borrowed for a standard application, paid only if the loan is signed.

Transparency: I may be paid by Pretto for the introduction.

Get in touch
Without a bank

Deferred-payment sale: the seller gives the buyer credit

A lump sum on signing, then monthly payments over 10 to 20 years, with no bank interest. The price and end date are fixed from the start. An alternative to a mortgage for the buyer, and to viager for the seller.

9 · Works

What does an energy renovation cost, and what does it bring?

Since 2023, an energy audit has been compulsory to sell a house rated F or G, and since 2025 one rated E. These audits cost the works step by step. We used those from the area to give real costs, not national averages.

Before any works, division or change of use, three documents decide: the local plan (PLU), the heritage area and the risk-prevention plan.

They come on top of national grants (MaPrimeRénov', energy-saving certificates) and cannot always be combined. Never start works before approval.

13 · Denormandie

Buy, renovate and let in Melesse with a tax reduction

The Denormandie scheme is for individuals who buy an older home to renovate, or a building to convert into housing, in an eligible town, then let it unfurnished for 6, 9 or 12 years. Melesse signed a territorial revitalisation agreement (ORT) on 12 December 2022: it is one of the eligible towns. The scheme is open until 31 December 2027.

The property

What is eligible

  • An older home undergoing improvement works.
  • A building converted into a home: garage, office, shop, barn. This is technique T5 on this site.
  • Some homes in struggling co-ownership buildings, since April 2024.
  • Purchase between 28 March 2019 and 31 December 2027, by an individual or through an SCI not subject to corporation tax.
The works

At least 25% of the total cost

  • Works must account for at least a quarter of the total cost: purchase price, notary fees and works.
  • They must either cut energy use by at least 30% (20% in an apartment building), or cover at least two items among roof, walls, heating, hot water and windows. An energy assessment before and after provides proof.
  • They are carried out and invoiced by contractors.
  • They must be completed by 31 December of the second year after purchase. For a purchase in 2026, by the end of 2028 at the latest.
The letting

Unfurnished letting, capped rent

  • Unfurnished letting, as the tenant's main residence, within 12 months of completing the works.
  • The tenant must not be part of your tax household. A parent or child may rent if they have their own tax household.
  • The rent and the tenant's income are capped according to the zone. Melesse is in zone B1: its ceilings are higher than those of zones B2 and C shown below.

For an owner selling

A selling point

If your property needs renovating, it is a target for Denormandie investors. Highlighting eligibility, a quote for works and the possible capped rent helps a buyer decide without you having to do the works yourself.

For an empty commercial unit

Convert and let

A ground-floor shop or a garage converted into a home is eligible. Depending on the town, this can be combined with a local grant for bringing empty homes back into use: see the Grants section, subject to each grant's rules.

An extension under discussion

On 8 October 2026, the National Assembly finance committee adopted amendments to the 2027 finance bill extending Denormandie until 31 December 2030. It has not been voted yet: 31 December 2027 remains the date in law.
