Split off a building plot (BIMBY)

Moderate to major

Part of your garden can become a building plot sold separately. You keep your house with a more manageable garden, and the plot you split off finds a buyer who wants to build.

For which property

For a house with a large garden, especially one that borders a road or lane. Also known as BIMBY (“Build in my backyard”).

Permission

Prior declaration of division; development permit if a road or common areas are created.

Professionals

Chartered surveyor, notary; network operators if the plot needs utilities.

Administrative time

1 months (prior declaration) or 3 months (development permit), then 2 months for appeals.

Where it pays: actual sales

Montluçon

Not very worthwhile

Houses of 80 to 130 m², median price by plot size:

median pricesales
under 500 m²€95,625418
500 à 1,000 m²€120,000573
1,000 à 2,000 m²€144,000333
over 2,000 m²€136,000205

A house on 1,000 to 2,000 m² sells for a median €144,000, a house on 500 to 1,000 m² for €120,000: a €24,000 gap. A plot of 300 to 1,500 m² sold on its own goes for a median €19,502 (€21/m², 183 sales in the area).

What the house loses in garden is close to the price of a plot: the operation only pays if access and utilities are already there, with no servicing costs.

Vichy

Worthwhile

Houses of 80 to 130 m², median price by plot size:

500 à 1,000 m²€168,970423
1,000 à 2,000 m²€185,000365
over 2,000 m²€188,900202

A house on 1,000 to 2,000 m² sells for a median €185,000, a house on 500 to 1,000 m² for €168,970: a €16,030 gap. A plot of 300 to 1,500 m² sold on its own goes for a median €34,750 (€44/m², 184 sales in the area).

The extra garden adds little to the price of the house, while a plot sells well: splitting off a parcel can bring in much more than the house loses.

Moulins

Worthwhile

A house on 1,000 to 2,000 m² sells for a median €151,025, a house on 500 to 1,000 m² for €150,500: a €525 gap. A plot of 300 to 1,500 m² sold on its own goes for a median €30,000 (€43/m², 189 sales in the area).

The extra garden adds little to the price of the house, while a plot sells well: splitting off a parcel can bring in much more than the house loses.

Houses with large plots are more often in the countryside, where prices are lower: the comparison gives an order of magnitude, not the exact loss for your house. Plots sold on their own are not all buildable (DVF does not say). Surveyor, notary and servicing costs to be deducted.

Building plot of 300 to 1,500 m² (classed as building land or in a residential urban zone), five-year median (at least 5 sales). Plots that can be split off: street frontage or large plot, according to our screening of the land registry and the PLU (at least 20). 2,487 towns ranked: the higher the price of land, the more splitting off a plot pays. National ranking, all towns analysed on the site.

How to do it

Steps

  • Check the PLU: buildable zone, minimum area, footprint, distances to boundaries.
  • Check access to the split-off plot and the presence of utilities in the street.
  • Have the boundaries set and the plot divided by a chartered surveyor.
  • File a prior declaration of division, or a development permit if a road or common areas are created.

What to watch

  • A plot split off from your main residence does not benefit from its capital gains exemption if it is sold separately.
  • Servicing (water, electricity, sewerage): cost it before setting the price.
  • A right-of-way easement may be needed and must be drawn up by the notary.

Why “medium to heavy”?

Simple case · medium

The plot borders the street, and the utilities run along it

  • A chartered surveyor sets the boundaries and draws up the division.
  • A prior declaration of division is enough: one month of processing.
  • The notary sells the split-off plot. No works at your expense if the buyer connects the utilities themselves.
Complex case · heavy

Access must be created or utilities brought in

  • Access via a strip of land or a right-of-way easement, drawn up by the notary.
  • Servicing (water, electricity, sewerage) to be costed and often paid for before the sale.
  • Development permit if a road or common areas are created: three months of processing.

Before calling in the surveyor: check with the town hall the PLU zone, the required area and frontage width, the footprint and the distances to boundaries. If the land became buildable recently, a tax on the sale of land that has become buildable may apply depending on the town.

Your purchase project

Interested in a property?

Before making an offer, you need to know what the property is worth here: actual recorded sales nearby, the effect of its energy rating (EPC), the cost of works, the planning rules for the plot. I go through this analysis with you, and an adviser from the network can visit it for you.

  • Asking price compared with nearby sales and the EPC
  • Cost of works based on local energy audits
  • Review of the local plan (PLU), easements and the plot's potential
  • Remote property search: viewing and checks by an adviser on the spot
  • After buying a rental property: finding a tenant, then management with Ma Gestion Locative
